When I list a home, it’s never a “fixed” commission. It’s customized based on SERVICES provided as well as #RESULTS. Why should a seller commit to a standard fee until they know an agent has delivered the expected OUTCOME?! Or knows the agent has priced the home CORRECTLY at a price the market will bear–and not at a higher price to get the listing over other agents?
When #marketing a residential property, it’s never just showcasing the house — but the Neighborhood, Schools and Community so that potential buyers can imagine making it “HOME.”
🔹 COMMUNITY ENGAGEMENT
It’s not just putting it in MLS and marketing it to agents. It’s engaging with neighbors and asking the seller to share to their sphere–amazing how often this has resulted in finding a buyer who was searching in a different area of town, or not looking to move at all!
🔹 PRE-MARKET PREPARATIONS
When preparing the home for sale, I often go beyond hiring professional photographers and stagers (thanks Matt Ross and Robin Fusco for your talent showcasing the home below!), but share in the expense for pre-listing repairs & updates to ensure my client is on Offense, not Defense, during #Negotiations. This also gives me “skin in the game” — I will never ask a seller to pay for something I wouldn’t do to sell my own home!
